Maintenance, cleaning, organizing reservations, and then dealing with multiple guests at once across multiple properties are all difficult tasks. The struggle is real, which is why Airbnb now allows you to have a co-host (or co-hosts). Remotely managing Airbnb properties is an excellent way to break free from the constraints of a location-based job. You can travel while working and work while traveling.

In fact, my wife and I have been managing Airbnb remotely for several years. On Airbnb, we have Nineteen listings. Because we travel so frequently, we manage it remotely at some point.

It hasn't always been easy, but it has always been worthwhile.

Many new hosts may be concerned about how they will make money if they start an Airbnb business in an area where short-term rentals are not in high demand. Fortunately, they don't have to. We at Seoenz have managed all of our short-term vacation rentals, and we've recently begun co-hosting remotely in North Carolina as well.

• Not if you spend time cultivating relationships with local vendors and businesses willing to assist you!

Running an Airbnb property takes time, and in today's hectic world, it's understandable that some hosts are short on time. You, as a host, may require assistance from time to time, which is where the use of an Airbnb Co-Host comes into the picture.

• Basically, Co-hosts help Airbnb listing owners in looking after their rental property and guests. Co-hosts take on responsibilities for maintaining the property on behalf of the Airbnb host. They assist with making sure your Airbnb runs smoothly by taking the pressure off of you. Isn't that great?

• Finding the right cleaners is the most important thing you need to do when managing an Airbnb remotely, as cleaners will make or break your listing. 
• Cleaners are your most important on-the-ground employees because they are in charge of routine turnover and housekeeping. They ensure that your vacation rental is always ready for new visitors. It's extremely crucial to have cleaners you can rely on, who will rush to your property to flip the breakers or handle other emergencies.

1. Stock up on supplies

Due to the fact that you won't be able to go on emergency supply runs when managing an Airbnb remotely, it's essential to set up a system that works for you. Here are a few tips that you can consider:

• Purchase supplies online. Amazon is a great place to get things like coffee and guest toiletries, which need to be replenished on a regular basis. There are also suppliers, such as "aBundle," that offer free shipping and discounts for bulk orders. Schedule the delivery so that your cleaners can pick it up when they arrive at your venue.
• Moreover, make sure your cleaners notify you when something runs out.  Although you can speculate about when you'll run out of toilet paper, it's safer to have your cleaners check your stock every once in a while.

1. Install smart locks 

By installing smart locks, you can protect your home from intruders and theft.

• Using WiFi smart locks for rentals is a fantastic idea. You can use any Tool to generate unique access codes for each guest based on the last four digits of their phone number. The code is sent to the guest automatically. As a result, you can rest assured that only Airbnb guests will be able to enter the rental during their stay, and no one else will.
• Smart locks are not only the most secure option, but they also enable you to forego in-person meet-and-greets in favor of self-check-in. This way, no one needs to be present when your guests arrive; they can let themselves in, and you can be anywhere in the world. This saves time and enables you to travel without having to worry about check-ins. Isn't that amazing!?
• Smart locks that automate the check-in process are essential for anyone who wants to manage an Airbnb remotely as we couldn't host without them.

1. Have Cameras around your property 

“We have surveillance cameras installed throughout the property. Yes, we don't have anything inside, but we do have cameras outside so that we can see how many people are entering and exiting the house. Also, I can see how many cars are parked, and we can assist them with parking by telling them where to park and stuff like that.”- Heidy

• In order to ensure that everything is in working order and nothing is amiss, surveillance cameras should be installed around your property. 
• But as a remote co-host, you should definitely seek permission from your owner first before recommending that surveillance cameras be installed outside the property.
• Also, make sure you have access to this camera because if any of your guests have a question for you, you'll be able to check the camera and see if they came in or if they are having trouble or can't find the parking lot.

1. Make Your House Rules Clear 

• Make your Airbnb house rules clear and also ensure that your guests follow them. This can also help you avoid various types of damages and disputes with neighbors, which would be pretty difficult to deal with as a remote host.

“You break my rules, and you're out. Because I don't negotiate rules, it's as if you break one of my house rules and you're out.

I do quality stays because I don't charge cheaply either. If you want to stay here, you're going to pay for it, and obviously, I'm expecting you to take care of my apartment or our condo because this is our vacation home and my parents come here maybe three weeks out of the month or sometimes, they don't come but sometimes they get here in at least two to three weeks so obviously you know this is still our home and that's the main reason I do quality stays….

Two times, I came across such people who were doing inappropriate things at my home and had to make them leave, but Airbnb never called me to say, "Hey, what happened with this guest or anything like that?" That's why I like Airbnb so much: I don't have to explain to them why I kicked them out. 

So, yeah, it's always just you, and at the end of the day you know it's your decision. It's like saying, "It's my house, and I make the rules". Also, if they weren't doing something, they shouldn't, they'd obviously call Airbnb and complain about it, but since they're always doing something they shouldn't, what would they say? So, yes, I always advise having surveillance cameras installed around your property.” -Heidy

 

• So, make sure to include your house rules in your Airbnb listing and print them out so you have a physical copy in your rental. In case, if one of your Airbnb guests damages your property, having house rules in place will assist you in holding them accountable.
